Quotes and pricing

Online quotes are calculated from the details you provide and are honoured for 30 days. A quote is an estimate based on your description, not a fixed-price contract. The crew lead confirms the count and the condition on arrival; if either is materially different from what you described, they will show you the revised number and you decide whether to proceed. Nobody starts work and then hands you a surprise.

Prices are in US dollars. Residential exterior cleaning is not a taxable service in Texas and carries no sales tax; commercial building cleaning is taxable and shows tax as a separate line.

Booking, rescheduling and cancellation

Reschedule or cancel free up to 24 hours before your window. Inside 24 hours there is a $45 trip fee, waived for weather.

We reschedule at no charge when weather makes the work unsafe or pointless, and we will tell you as far in advance as the forecast allows. If we cannot access the property on the day — locked gate, no water, a dog we cannot work around — and cannot reach you, a $45 trip fee applies.

Payment

Payment is due on completion unless we have agreed otherwise in writing. No deposit is required to book. Invoices are payable online by card or ACH; cards are processed by Stripe and we never see or store the number. Recurring plan customers may keep a card on file for automatic billing the day after each visit, and can remove it at any time from the portal. Balances more than 30 days past due may accrue 1.5% per month.

The guarantee

If you are not happy with any part of the job, tell us within 48 hours and we come back and redo it. If you are still not happy, you do not pay.

What the guarantee does not cover: results we told you in advance we could not achieve. Permanent glass etching from mineral deposits, oxidation, rust bleed set into concrete, and staining that has penetrated a porous surface are not always removable. We will say so before charging you rather than after.

Your responsibilities

• Provide access — unlocked gates, a working outdoor spigot, and pets secured.
• Move vehicles and anything fragile out of the work area before we arrive.
• Tell us in advance about anything we would not spot: failed window seals, loose siding, damaged screens, a roof that has already been repaired, or plantings you are precious about.
• Close windows and doors before exterior work begins.

Pre-existing conditions and liability

We carry $2m general liability · workers' comp on every crew and we photograph before we start. We are responsible for damage we cause. We are not responsible for pre-existing conditions our work reveals or worsens — failed seals fogging, already-loose mortar, oxidised paint, dead landscaping, or screens that were already torn. Where we can see a risk we will flag it and ask how you want to proceed.

Our liability for any claim is limited to the amount paid for the service in question, except where the law does not permit that limit. We are not liable for indirect or consequential loss.

Solar panel work

We clean panels with deionized water and soft brushes at low pressure, which is the method panel manufacturers specify. We do not perform electrical work, do not remove or reseat panels, and do not modify mounting hardware. Output figures we quote are measured from your own inverter or monitoring app and reflect conditions on the day; they are a record of what happened, not a guaranteed forecast.

Roof work

Roofs are soft washed at low pressure. We will decline roof work where the pitch, the material, or the condition makes it unsafe, and we will tell you why. Walking any roof carries inherent risk to the roof; where we judge that risk unacceptable we work from ladders and poles instead, even where that limits the result.

Photography

We photograph the surfaces we clean, before and after, for your records and for quality control. We publish a photo only with your separate, explicit permission.

Recurring plans

Plans continue until you cancel. You can pause, move or cancel from the portal at any time with no fee. Cancelling stops future visits; a visit already scheduled still stands unless you cancel it separately. Plan pricing is held for twelve months from the start date.

Disputes

Call us first — almost everything gets resolved in one phone call. These terms are governed by the laws of the State of Texas, and any dispute not resolved between us will be handled in the state or federal courts of Travis County, Texas.

Changes

We may update these terms. The version in force for your job is the version published on the date you booked it.
